An Energy Performance Certificate (EPC) rates a property’s energy efficiency from A (most efficient) to G (least efficient).
It is a legal requirement in the UK whenever a property is built, sold, or rented.
A new regulation has come into force: every property needs an EPC before going on the market, and there is no longer a 28-day grace period to have it booked.
It remains valid for 10 years.
As of late 2025/early 2026, the UK moved to the Home Energy Model (RdSAP 10). This new methodology is more precise:
Fabric First: There is a much higher focus on how well your walls, roof, and floors retain heat.
Detailed Evidence: "Assumed" values are being phased out. As your assessor, I now require documentary evidence (invoices/certificates) for things like cavity wall insulation or high-spec glazing to give you the best possible score.
The UK Government has set a target for all private rented properties to achieve an EPC Rating of Grade C by 2030.
The £10,000 Cost Cap
To protect landlords, a £10,000 cost cap is in place. You are only required to invest up to this amount to improve a property to a Grade C.
Important: Any eligible improvements made from 2025 onwards count toward this cap.
Pro Tip: Keep all invoices and contractor records! As your assessor, I need this evidence to officially record the improvements in your 2026 RdSAP 10 assessment.

Many properties can reach a 'C' with simple, cost-effective "quick wins" rather than expensive retrofits. Exemption & Advice
Not every property can reach a Grade C due to its age or structure. There are valid exemptions available if the £10,000 cap is reached or if the work is technically unfeasible.
